What is an EICR?
An Electrical Installation Condition Report is a thorough inspection and test of the fixed wiring in a property. It records the condition of circuits, protective devices, earthing and bonding, and highlights anything that is dangerous, potentially dangerous or would benefit from improvement using the C1, C2, C3 and FI codes.
Who needs one
Private landlords in England must have a satisfactory EICR at least every five years and provide a copy to tenants. Businesses need periodic inspection to meet the Electricity at Work Regulations and insurer requirements. Homeowners benefit from one when buying, selling or if their installation has never been checked.
How often should you test?
As a guide, owner-occupied homes every ten years, rented homes every five years or on change of tenancy, and commercial premises every five years, with shorter intervals for some environments. The inspector will recommend the next test date in the report.
What happens during the inspection
We carry out a visual inspection, then dead and live testing of a representative sample of circuits. Power will be off for periods, so we agree timings in advance with you or your tenants. You receive a clear digital report, usually within 24 hours, with straightforward explanations and a fixed price for any remedial work.
Remedial work and compliance
If the report is unsatisfactory, landlords have 28 days to carry out remedial work. We can complete it promptly and issue the written confirmation you need. All reports follow BS 7671 and are produced under our NAPIT registration.
